Vacant Construction Sites

Thanks for your interest in the vacant/abandoned construction sites in Coronado. Everyone should become familiar with Coronado’s Municipal Codes. They are clearly written and well-crafted. You may review them on the City website www.coronado.ca.us and see for yourself what Coronado was INTENDED to look like. Coronado has a policy of NOT ENFORCING Municipal Codes without first receiving a written complaint from a resident. But since the Code Enforcement Officer reveals who wrote the complaint, this practice pits NEIGHBOR against NEIGHBOR (or worse). Further, I have filed numerous complaints and Request for Inspection forms (found on City website) regarding the vacant parcels at 6th/Orange, 311 F Ave., etc. and various questionable building projects, but no action has ever been taken. Rather, I have been marginalized and scoffed at by the City officials. With each complaint/request I include the specific Municipal Codes (which includes Building Code, Fire Code, Health & Safety, etc) which I see being violated, but the City has NEVER taken action to correct the violation. They simply refer to me as a troublemaker. 1) According to CA Building Code, a Demolition Permit for a viable structure cannot be issued without a Construction Permit for its replacement. The Construction Permit must follow an extensive review process, to include notice to all property owners within 300 feet. Construction Permits are issued for a specific duration. 2) If demolition of a structure is approved, it must occur promptly, and new construction must commence within 20 business days after demolition. 3) A construction fence is required around a demolition project or a construction project. 4) A vacant parcel cannot have a construction fence. A construction fence is allowed only during periods of active demolition or construction. 5) Weeds and trash must not be allowed to accumulate on any vacant parcel or construction site.
