Coastal Living, a popular coastal design magazine has announced its Showhouse for 2014 is located on the beautiful shores of Coronado Island. Every year Coastal Living celebrates coastal home innovation, dream décor, and quality construction by selecting one home, above all others, from all over the nation’s coast. This year is the first time a Showhouse has been awarded to a Californian recipient.
A formal announcement was made Wednesday January 8, 2014, at a gathering hosted at the construction site. All of the major players in this outstanding project were present, and fortunate attendees were privy to a back lot tour of the framed structure.
The Coastal Living team has selected an all-star design team that includes Flagship Properties, Flagg Coastal Homes, Lytle Design, Topia Landscape architects and Burnham Design. They will join forces on this extraordinary home using unique architectural and building elements, and elegant interior design ideas.
Coastal Living magazine attracts an audience of over 4 million readers. It is the ultimate resource for inspiration and creative tips for those interested in a coastal lifestyle. Coastal Living is published by Time Inc., the largest magazine media company in the U.S., and boasts its magazine, “features award-winning stories on home design and architecture; travel; food and entertaining; gardening; coastal towns, communities, and characters; the environment; and more.”
“Coastal Living is the bible for coastal design in the United States,” said John O’Brien, owner of Flagg Coastal Homes and the designated builder of this year’s Showhouse. “That this home was chosen over luxurious homes on both coasts is a distinct honor. We have dedicated our entire construction process to building homes in a coastal environment. Obviously this is a proud moment for all of San Diego.”
O’Brien’s company, Flagg Coastal Homes, has a reputation as a leading design/build firm and developer of luxurious custom residence throughout Southern California. Flagg is widely recognized as the premier homebuilder in coastal style, with a particular emphasis on Coronado oceanfront and bayfront properties. “We’ve built 32 houses in Coronado,” said O’Brien, “half of them are for second home buyers who use the house for vacation.”
It is imperative that the houses Flagg Coastal Homes builds can stand the test of time in the coastal climate. Sea salt has a destructive effect on many building materials and O’Brien is considered the forerunner in the use of innovative techniques to combat the destructive nature of the coastal climate, for example he uses a concrete composite siding on housing exteriors. O’Brien explains, “We were the first in California to use the shingled look.” Other techniques include using PVC for the trim, polystyrene for the window heads and aluminum-clad windows.
Located by Sunset Park, the 4,008 square-foot home and basement will feature an expansive ocean view, three bedrooms and a bunk room, three full baths, plus three half baths. There will be a three-car garage, a media room, a pool and a spa.

The home is built on what was formerly Coronado’s Spanish Bight – a historic saltwater inlet that once separated north and south Coronado islands (filled in during World War II). O’Brien explains on this particular build they have used Tremco’s waterproofing membrane, containing bentonite, in the basement to combat ground water issues that can arise due to the location of the house.

Coastal Living’s selection of the Coronado residence is a real coup for the city of Coronado as the town will receive huge exposure and attract many visitors to the island to view the Showhouse once it has achieved completion. The Coastal Living Showhouse will be open to the public for tours from mid-July through September 2014. Tickets will be on sale in April, and available at www.coastbuilder.net. A portion of the proceeds will go to the Navy SEAL Foundation.

As construction progresses, guests will also be invited to “Coastal Living Day,” a special one-day event at the Showhouse that will feature seminars, demos, food and more. That information will be forthcoming.
The Navy SEAL Foundation was formed to support the U.S. Navy SEALS, the associated Special Warfare Combatant-Craft Crewmen and Naval Special Warfare, (NSW) support personnel, as well as their spouses and children.
