Getting your home SOLD in the New Year

While the number of homes sold in Coronado this year is down 8.2% compared to 2017, the average price per square foot up about 4%.  That means that your home is likely to sell for a great price, but it may just take a bit longer than you expected.

There are things you can do to try to improve how long it takes to sell your home and ensure you get top dollar.

If you’re really dedicated to selling your house the new year, you need to take decisive action. Here are some tips to consider:

1.  Make Buyers say WOW!

Presentation is one of the most important factors in getting the most for your home and in the least amount of time.  If your furnishings, paint color and overall décor are not on trend, you may be missing out of potential buyers as your home is not peaking their interest online.  Getting professional help with a redesign using your existing furnishings or renting new furniture until your home is sold might be a great investment.

2.  Professional Photography

With most home buyers determining which homes they want to see online, it is imperative that your online presence is on point!  A professional photographer can make your house look amazing and inviting.  Well lit photography will make your home look its best and entice buyers to schedule an appointment with their agent to view your home.  

3.  Marketing Materials

Make sure your agent is preparing take home materials for the buyers viewing your home that are top notch.  Professional photography, design, description and paper quality – they all matter enormously.

4.  Showing Your Home
Coronado is a unique town.  Many people (and their agents) looking to buy property on the island are not familiar with the history, sense of community, amenities and real estate market dynamics.  Make sure you have an agent that is showing your home to each potential buyer by appointment.  Don’t allow your agent to put a lockbox on your home and just check back in with the buyer’s agent for feedback.  Let your agent give a potential buyer a tour of your home that will showcase your home’s finest attributes and answer any questions a new resident might have about the neighborhood, schools, etc.
 
5.  Finding the right Real Estate agent

Selling a home in a luxury market, such as Coronado, is a unique experience. With that, you must have an agent that can live up to the challenge.  Interview several agents to learn about their history in Coronado, real estate experience and how they plan to get your home sold.   Be sure to ask where your home will be marketed including newspaper, magazine and online media opportunities.  With many buyers not living in San Diego, the Multiple Listing Service (MLS) alone does not typically sell a home in Coronado. Making sure your home is seen by people from other parts of the country is critical.
